Notes:  There are currently 937 homes on the market in Frederick County. This makes roughly a 2-3 month inventory.   Cash deals were 17% of sales. 

Sellers got 96% of list price on average, compared to 93% at this same time last year.

Of the 887 listings in Frederick County, 8% are short sales (71), and 1/2% are foreclosures (4). Short sales have been far outpacing foreclosures as banks are pushing for short sales, rather than foreclose.
