Notes: There are currently 954 homes listed for sale in Frederick
County. (We can't remember it ever being this low.) This makes roughly a 5-6 month inventory, a balanced
market. 22% of sales were cash deals, reflecting a lot of investors in the market buying the many bargains on the market. There are fewer foreclosures on the market at this time, but we expect more in the spring and summer of 2012. 20% of homes listed right now are Short Sales, less than 40 are foreclosures.

of list price on average, compared to 93% at this same time last year.
The number of pending sales has been comparatively high throughout 2011, the lower number of actual closed sales shows how many don't make it to closing, in our opinion. This reflects the number of short sales that don't close and the number of deals that have issues with appraisals.
