This present real estate market is an investor's dream, according to Jeff Brown, a Realtor who specializes in real estate investment for retirement and has practiced real estate for over 40 years and is a veteran of over 200 tax deferred exchanges.
"In the 35 years since I transitioned to the investment side of the
business, we’re now, and have been in the only truly perfect storm I’ve
personally witnessed in my adult life."
What is a Perfect Storm?
A Perfect Storm means the price/rent ratios are back to 1959 — literally. The contributing factors:
- It used to be that you had to buy in East No-Wheresville to find the right price/rent ratio. The problem was no one wanted to live there. In today's market, there are many more locations across the country that are conducive to capital investment.
- The interest rate. Investors haven't see rates under 7% in over 30 years, now they can get 5% rates and sometimes even less, making the ratios extremely favorable.
- The combination of vacancy rates heading downward, while rents themselves are either steadily holding strong or rising makes real estate investors jump in.
Jeff Brown's Advice:
"If you have the wherewithal to invest now, do it. Do it wisely, but do
it now. Don’t be one of those geezers who’re always regaling whoever
will listen about the time they coulda, woulda, shoulda, but never did."
