Three Truths For Any Real Estate Market
The real estate market changes from year to year. In almost 20 years we've seen buyers markets, sellers markets, transitional markets, and everything in-between. In any Frederick real estate market there are 3 rules that are always true:
1. When looking for your dream home always, always consider resale. Even if its the last house in the neighborhood that you absolutely must live in... Don't buy the house under the power lines, next to the highway, downwind from the dump... you get the idea. And don't buy the house with the dis-functional floor plan. Some things just can't be undone. Carpet can be replaced, walls can be painted and sometimes additions can make a home more livable.
2. Don't assume that the Realtor with the most/biggest/baddest... car/diamonds/advertising... is always the best. There are people in any industry that have numbers to boast about but don't look after the needs of their clients/customers first. And bragging doesn't always mean it's true. 3. Don't over improve your home for the neighborhood. Unless you are making improvements just because you really want them and are ok with not seeing a dollar-for-dollar return on your investment, this will be throwing money away that you won't see in the resale of your home. Not only will most buyers be unwilling to pay more than they would for a comparable home, the real truth is that the home will not likely appraise for an inflated value if you try to get more for it.
