There are currently 1276 listings for sale in Frederick County. That
makes roughly a 5-6 month inventory, a balanced market. 16%
of sales were cash deals, reflecting mostly investors. 25
to 30% of sales continue to be short sales and foreclosures. Almost 20% of the inventory is short sales and foreclosures.

last year. We're seeing the market stabilize. We're seeing the that the time from contract to closing has increased on average, due to the number of short sales, which take from 60 to 90 days or longer.
