How's the Frederick County Real Estate Market in 2010?
Happy New Year to you! I want to take this opportunity to thank you for reading this blog. I recently heard some statistics that say there are currently 9 billion webpages and 200 million blogs! I don't take it lightly that someone is choosing to read my pontifications!
We are mildly optomistic about the Real Estate Market in Frederick County, and surrounding counties. We've seen the inventory cut in half compared to 2 years ago, which means we have a balanced market. We're seeing inventories of 6 months and less, indicating that we are experiencing stable markets.
The controversial Home Buyer's Tax Credit and this year's extention/expansion of the same, are a welcome incentive to the real estate industry. While some say it has put an arificial bottom in the market, we choose to believe the tax credit has acted as a 'soft landing' if you will. Without it, we think we would have seen a continuing 'free-fall', which would have been a greater negative effect on the economy.
We look forward to a healthy real estate market, with a bottoming out of prices. Will we see appreciation? We don't think that will happen any time soon. Reaching a stable market is, however the first step neccessary if we ever want to see appreciation.
