Resale value should be a consideration, a consideration very high on your list as a buyer. Ask some of those owners who bought when the market was hot, but are now sitting on the market for over a year, with their house which is next to the highway, under the powerlines, backs to a steep hill...I could go on. Even if you plan to stay for over 5 years, you want to be wise with your investment.
But, you need to be careful where you get your news. Find an experienced local realtor who will sit down and listen to your concerns and goals, ( a "needs analysis") and who knows the area well.
Its a good time to buy, you just want to make a wise choice with all of the variables on the table.
