Question: Can I Really Trust the Real Estate Information I Find on Internet Sites Concerning My Home's Value?
I understand the desire to find out as much as you can about buying and selling a home, without committing to an agent, or feeling like you're bothering them. But online sites are not the best source of local real estate values and trends.
Real estate is local, and most online sites don't have the capability of looking at local values. I know of one major site that is in a class-action lawsuit because consumers took their advice, and later felt like they suffered harm financially for taking that advice. It's best to get a second opinion from someone local, a CMA (Comparative Market Value) from a local agent, and maybe another appraiser.
What really matters is what a buyer is willing to pay. If it hasn't sold yet, the price is too high. (Or the condition needs work).
