Total Number of New Listings taken for the Month: 372
Total Number of properties marked Contract: 180
Total Number of properties marked Contingent: 132
Total of New Pendings (Contracts + Contingents): 312
We're continuing to see a tightening up of the inventory of homes for sale in Frederick County. We've seen multiple offers on distressed sales, which make up about 30% of the market. 78% of the sales in Frederick County last month were under $300K, first-time buyer range. With the current inventory around 1626 we have an absorption rate of about 6 months, a balanced market.
