Real Estate Market Report - Frederick County - June 2009
The real estate market reports are out from MRIS* for Frederick County sales in June. Here are the highlights:
Average Sold Price: 2009: 278,244 2008: 310,917 -11%
Median Sold Price: 260,000 272,500 -5%
Total Sold: 237 198 +20%
Average Days on Market: 116 131 -11%
Total Number of New Listings taken for the Month: 390
Total Number of properties marked Contract: 175
Total Number of properties marded Contingent: 144
Total of New Pendings (Contracts + Contingents): 319
We're still seeing an increase in sales over last year at this time(20% last month, 20% this month), same number of pendings (319 this month and last month) Notice that 25% of the pendings don't make it to settlement. We're seeing a decrease in number of days on the market before sold, and a slowing of the price declines. We're experiencing situations with multiple offers on properties that are priced well and in great condition. (SEVEN offers on one of our buyer's choices! We're happy to report they got the house:) The number of homes selling in less than 30 days (37%) has increased, but there are almost just as many (31%) selling in more than 120 days (chasing the market down)
