Frederick County Real Estate Market Report - May 2009
The real estate market reports are out from MRIS* for Frederick County sales in May. Here are the highlights:
Average Sold Price: 2009: 287,312 2008: 325,104 -11%
Median Sold Price: 249,000 286,000 -13%
Total Sold: 221 184 +20%
Average Days on Market: 130 142 -8%
Total Number of New Listings taken for the Month: 434
Total Number of properties marked Contract: 177
Total Number of properties marded Contingent: 142
Total of New Pendings (Contracts + Contingents): 319
We're still seeing an increase in sales over last year at this time(10% last month, 20% this month), an increase in pendings (319 this month, compared to 336 last month) a decrease in number of days on the market before sold, and a slowing of the price declines (by half). We're experiencing situations with multiple offers on properties that are priced well and in great condition. The number of homes selling in less than 30 days (33%) has increased, but there are still just as many (37%) selling in more than 120 days (chasing the market down)
