The real estate market reports are out from MRIS* for Frederick County sales in April. Here are the highlights:
Average Sold Price: 2009: 259,424 2008: 322,660 -20%
Median Sold Price: 229,325 289,900 -21%
Total Sold: 203 185 +10%
Average Days on Market: 141 155 -10%
Total Number of New Listings taken for the Month: 141
Total Number of properties marked Contract: 183
Total Number of properties marked Contingent: 153
Total of New Pendings (Contracts + Contingents): 336
We're seeing an increase in sales, an increase in pendings (the highest number since Aug. 2006) a decrease in number of days on the market before sales, and a slowing of the price declines. We're experiencing situations with multiple offers on properties that are priced well and in great condition.
