Mount Airy Real Estate Market Statistics for January 2009
Mount Airy Real Estate market statistics are out for the month of January 2009. It looks like volume is way up, prices are steadying, take a look:

Average Sold Price: 341,108 396,219 -14%
Median Sold Price: 314,900 377,500 -17%
Total homes Sold: 13 8 +62%
Avg. Sale Price as % of List: 91% 92%
Mount Airy has 153 active listings, with 19 pending sales; 8 month absorption rate.
*Observations: 8 months absorption rate is still a buyer's market, but much closer to the balanced 6 month absorption rate. What I'm seeing here is that sellers are pricing their homes well, buyers are finding the prices irristable and are jumping off the fence. Good news. Compared to December 2008 real estate statistics for Mount Airy, the prices are not so drastically off from last year, volume is way up. (Note: When the median sold price drops more than the average sold price, that means that the majority of homes that are selling are below the average.)
